Getting Started
New Home Construction Schedule

Once you have your builder, and decided on the type of construction that will be used for your house, a schedule is amde for the entire construction process.

The construction schedule is generally divided into the following stages:
  • pre-construction
  • foundation
  • framing
  • mechanicals
  • brick (if applicable)
  • interior
  • exterior
  • interior trim & finish
  • exterior trim & finish
  • landscape:
  • completion

Below is a typical constuction schedule. Your builder may have a variation of this schedule. Ask him/her for a copy of the schedule that will be used to build your house.

pre-construction:
  1. Before the Blueprints

Foundation:
  1. Dig hole (determine soil bearing capacity)
  2. Pour concrete footings
  3. Footer inspection
  4. Pour concrete foundation
  5. Strip forms and spray on tar damproofing
  6. Install drain tile and gravel backfill
  7. 1st Rough Plumbing
    Plumbing permits are secured, and the sewer line under the basement floor is installed. In some jurisdictions, the sewer line stops at the foundation until the building is under roof. In others, it can continue to the street or septic location. Sometimes septic system leech beds or the septic tank may be included, but not always.

  8. Rough heating in slab area of home
  9. Gravel backfill under basement and garage floor
  10. Pour concrete floors in basement and garage
  11. Backfill dirt around foundation
Framing:
  1. Set I-Beams and sill plates
  2. Install Floor joist and band board
  3. Install Subfloor
  4. Frame first floor exterior walls (covered with black board or other sheathing)
  5. Frame first floor interior walls
  6. Install second floor joists and band board
  7. Install second floor subfloor
  8. Frame second floor exterior walls (covered with black board or other sheathing)
  9. Frame second floor interior walls
  10. Install roof trusses
  11. Install roof sheathing
  12. Install tar paper, flashing, shingles (or other roofing material)
  13. Frame windows and doors
  14. County or city inspection
Mechanicals:
  1. 2nd plumbing rough-in
    The second rough will include all the internal piping for water and gas, and all the sewage and vent pipes inside the building. It will include the tub and shower valves, in fact almost all internal valves not attached to fixtures. It will usually include built-in tubs and showers, because drywall and tile work will follow.

  2. Install duct piping for all bath & kitchen ventilation equipment
  3. 2nd heating rough (placement of furnace/flue)
  4. 1st electrical rough (placement of electric panel in basement)
  5. County inspections: heating, plumbing, electric
  6. Insulation
  7. Insulation inspection by building inspector
  8. Exterior ground work: sewer, water, gas, electric
  9. County inspections: heating, plumbing, electric
  10. Utility company inspection of gas line
Brick: (if applicable)
  1. Backfill ditches for brick delivery
  2. Prep foundation for laying of brick
  3. Placement of brick
  4. Acid wash exterior brick
Interior:
  1. Hang, and finish drywall
  2. First coat of paint on interior walls , and paint/stain trim
  3. Install vinyl, tile, hardwood floors
Exterior:
  1. Cut out for exterior concrete (driveway, patio, walks)
  2. Install siding and soffits where needed
  3. Pour and finish exterior concrete
  4. Install gutters and downspouts
Trim & Finish:
  1. Install finished trim for entire house
    (doors, baseboards, casings, railings, exterior shutters and door trim)
  2. Install cabinets, vanities and countertops
  3. Install ceramic tile in tubs and showers
  4. Apply 2nd coat of paint to walls & ceiling
  5. Exterior painting
  6. Final plumbing and inspection
    The final plumbing work includes all plumbing faucets, sinks, fixtures. The water heater is typically installed now. The final plumbing inspection takes place when the work is completed.
  7. Finish heating/inspection
  8. Install major appliances, lighting, vent fan covers
  9. Finish electrical/inspection
  10. Install blown insulation in ceiling
  11. Install mirrors and closet shelving
  12. Finish hardwood flooring (if needed)
  13. Install carpet
Exterior Trim & Finish: Landscape:
  1. Finish grade lot, sod or seed, fertilizer and straw (if needed)
  2. Landscaping, trees and shrubs
Completion:
  1. Whole house cleaning
  2. Customer inspection/walk-thru before closing
  3. Final occupancy permit
  4. Closing
  5. Move In!
